The Fund is managed by Chapel Hill Denham Management Limited (“CHDM” or the “Fund Manager”) and is duly registered with the Securities and Exchange Commission (SEC).

Fund Summary

NREIT is a Fund that offers a unique opportunity for a broad range of investors to access real estate as an asset class in Nigeria. The Fund's objective is to invest and acquire high quality, Shariah compliant, Agrade, income producing commercial real estate assets in Nigeria across office, retail, industrial, corporate residential, student housing and other specialty asset sub-sectors, and subsequently deliver attractive risk-adjusted real estate returns to investors, including a quarterly cash distribution.

These quarterly distributions will be made in the currency in which rentals are paid by tenants across NREIT’s portfolio following the Series 2 Offer.

The proceeds from the Series 2 Offer will be used to acquire a high quality corporate residential portfolio in Maitama Abuja (“the Abuja Portfolio”). The Abuja Portfolio comprises 119 individual properties, with the rentals being paid in US dollars. 87% of the tenants in the portfolio are blue-chip international organizations with many of them resident for more than a decade.

NREIT is effectively raising Naira from investors to acquire the Abuja Portfolio, and investors will receive the distributions in the currency of the rental income paid by tenants, which currently is largely US dollars.

The Fund's return profile is characterized by regular income, income growth, capital growth and the impact of multiple capital raises to create scale and portfolio diversification, ultimately supporting the robustness of the quarterly distributions proposed by the Fund.

The Offer is scheduled to run from Tuesday, February 28 and close on Friday, March 17, 2023.

Dividends paid into a Dollar account or equivalent in Naira using the official rate.
